Our client not only had concerns regarding elevated radon levels, but the indoor air quality of the basement as well. They decided to have us install an Energy Recovery Ventilator to bring fresh air in and stale air out. ERV's bring filtered fresh conditioned air in and are set at a slight positive pressure. This improves the overall indoor air quality and helps to lower radon levels as well.
This radon mitigation was a combination depressurization. We encapsulated the crawlspace and created negative pressure under the membrane as well as the basement slab.
We recently completed a crawlspace encapsulation project in Portage, MI 49002, addressing concerns about indoor air quality. Our team installed a CleanSpace liner, sealing it to all foundation walls. This 20 MIL thick liner features an antimicrobial coating, creating a barrier against dirt, dust, soil gas, vapor, and radon. The encapsulation aims to reduce the risk of radon and improve overall air quality, contributing to a healthier living environment.
Check out the before and after photos of a sub-membrane depressurization completed by our team. We proceeded and installed 20 mil Cleanspace Vapor Barrier throughout the crawlspace. We then completely sealed it making it airtight. Our depressurization system is connected creating negative pressure under the barrier. The radon gas follows the bath of least resistance and is safely vented up above the roof.
ALS Property Associates installed a wall vapor barrier at a residential property in Dowling, MI. This home had an interior drainage system that ran under the slab. The water would seep down the wall to the drain tile located under the slab. This system needed to be properly sealed to prevent radon gas from entering the home. A 20 mil vapor barrier was installed on the wall and sealed below the drainage matting to allow water to seep down the wall to the drain tile. This new barrier will now stop radon gas and also prevent mold spores from entering the home from the exterior wall.
